According to FEMA (Federal Emergency Management Agency) an elevation certificate is a document that provides details like building's location, lowest elevation points and flood zone. Flood elevation certificates can be used while determining flood insurance rates for your building. If your property is present in a flood prone zone, you'll be needing a flood elevation survey done on your property. The certificate shows your property's elevation point compared to the base flood elevation of your location. This data helps in determining flood risks on your property, thus the price you need to pay for your flood insurance policy.
An elevation certificate contains valuable information about your property, but you will only be required to provide an elevation certificate to your insurer if your property and flood insurance purchases meet all three of the following conditions:
If any of these conditions do not apply to you, you will not be required to obtain an elevation certificate. If all these conditions apply to you, an elevation certificate will be necessary to calculate your premium before you purchase flood insurance, with some exceptions.
You can go for a professional land surveyor to do the surveying and provide an elevation certificate for you. Make sure to select licensed land surveyors only like Nexgen.
This survey will help in deciding the flood insurance price, also when buying a new home, it will ensure how much expenditure you may have in future as flood insurance. It helps you in selecting a property depending upon which flood zone your property falls under.
An Elevation Certificate does not expire. However, newer Elevation Certificates require additional information that older ones do not offer. In order for an agent to offer you a quote on a high-risk flood policy, you may need to update your Elevation Certificate.
The amount of time varies with each surveyor. If you work with a licensed surveyor, and he or she is able to fit you in and knows your area well, you should expect a completed elevation certificate within five business days.
