Building layout and FFE staking marks where a new building goes and how high its floor should be, so construction starts on the right foot.
Building layout, also called construction staking, is the process of transferring a building's position from the approved site plan to the ground. The survey team sets stakes or marks at the building corners and other key points, measured from the property lines, so the builder knows exactly where to dig and set forms.
FFE stands for finished floor elevation, the planned height of the building's floor. FFE staking sets a reference mark showing that height, so the builder can set the forms and fill to the correct level. In Florida, getting the floor elevation right is especially important in flood zones, where minimum floor heights are part of the permit.
Builders, contractors, owner-builders and developers need layout and FFE staking at the start of construction, after the site is cleared and before forms are set. It places a new home, addition, pool or commercial building within the setbacks and marks the finished floor height required by the permit or flood zone.
Layout and FFE staking happen at the very start of construction, after the site is cleared and before forms are set. Common reasons include:
Builders, contractors, owner-builders and developers rely on accurate layout to keep the rest of the project on track.
Every layout is based on your approved plans. In general terms, you can expect:
Layout is one of several construction-stage services. Others include a form board survey, a spot survey and a final survey, typically during construction, at the stage your builder or permit office requires. If you do not have one yet, a boundary survey or topographic survey may be needed for design first. In a flood zone, ask about elevation certificates during construction.
