Who Needs a Final Survey, and When?

A final survey is ordered when construction is finished or nearly finished. Builders and owners need one when the building department requires it for a certificate of occupancy, when closing on a newly built home, or when a lender or title company needs a survey of the completed property. Flood zone homes often need a finished construction elevation certificate too.

Final surveys are ordered when construction is finished or nearly finished. Common reasons include:

• A building department requiring the survey for a certificate of occupancy
• Closing on the sale of a newly built home
• A lender or title company needing a survey of the completed property
• Confirming setbacks and improvements after an addition or major remodel
• Providing an accurate record of the finished site for the owner

Builders, developers, homeowners, real-estate agents and title companies all rely on final surveys at the end of a project. If the home is in a flood zone, a finished construction elevation certificate is often needed at the same time.

Other construction-stage services include building layout and FFE staking, a form board survey and a spot survey, typically during construction, at the stage your builder or permit office requires. For commercial or site work, a more detailed as-built survey may be required instead.
